The Ship Inn brought to market for £3.7m

On the first floor there are dining areas with views over the estuary, which accommodate 85 covers and can cater for private parties

A waterside inn situated on the Yealm Estuary has been brought to market for offers in the region of £3.7m.

The Ship Inn in Noss Mayo, located just ten miles from Plymouth, is a free house with “characterful” interior and exterior trading areas. 

The bar, which can accommodate 60 covers, features exposed timber and open fires, alongside a “substantial” collection of nautical memorabilia. On the first floor there are dining areas with views over the estuary, which accommodate 85 covers and can cater for private parties.

The inn also features its own private pier, while a garden and patio outside accommodates a further 200 guests and includes an external kiosk serving pizza, ice-cream and soft drinks throughout the day.

An external dining room called The Glasshouse provides an additional 20-cover private dining and drinking area for guests.

In the upper floors of the inn, the current private accommodation includes a two-bedroom self-contained flat with lounge, kitchen and family bathroom. There are also three further bedrooms, with a shared bathroom, and a large office space. 

These areas could reportedly be reconfigured to provide up to six letting suites, or a substantial family home, with the right planning permission.

The Ship Inn has been owned by husband and wife team Lisa and Charles Bullock since 2007, now run alongside their son Charlie. 

After investing heavily in the business over the last 16 years, the couple have decided to put the site on market as they plan to retire.

Lisa said: “We’ve absolutely loved our time at The Ship Inn and we’ve really put our mark on the place – however we now feel that we’re at the right stage in our lives to look at handing over The Ship to a new owner to take forward for the next 16 years. We thank all our local regulars for their patronage over the years, and the many returning holiday makers.”
