Scotland saw hotel transaction volumes (sales of 1m+) reach 431m in 2024, up 38% on 2023 and considerably higher than the 10-year average of 282m, according to Savills. Overall, Scotland accounted for circa 7.50% of all UK hotel deals last year, the highest total outside of London. Savills also noted that Edinburgh hotel deals made up 251m, representing 58% of the Scottish total.

UK hotel transaction activity returns to pre-pandemic levels

UK hotel transaction activity had a resurgence in 2024, with deal volumes tripling and returning to pre-pandemic levels at approximately 6.4bn, according to Christie and Cos latest Business Outlook report. The business property adviser said that this rise was principally linked to portfolios and to London making up 40% of transaction volume. In addition, Christie and Co saw an 11% rise in deals agreed and 20% increase in completions in 2024, compared with the year prior.
